The answer first

Compare the same building, same tasks and same inspection standard.

A low quote is not comparable when one provider priced the lobby and another priced every corridor, elevator, amenity and waste touchpoint. Start with a site walk and a written schedule by area.

Map

List every included common area

Entrances, vestibules, lobbies, elevators, stairs, corridors, mail areas, amenity rooms, washrooms, offices and waste routes should be named—not implied.

Schedule

Assign frequency by use and consequence

High-traffic entrances may need a different rhythm from storage rooms or low-use amenity areas. Seasonal soil and event use should be planned explicitly.

Verify

Make inspection and escalation part of the scope

Name who reviews completed work, how issues are reported, which events need urgent contact and how recurring misses are corrected.

Quote-comparison control

Require these six fields from every bidder.

Without a shared request, price differences reveal different assumptions rather than better value.

FieldWhat to specifyWhy it matters
Area inventoryEvery included building spacePrevents invisible exclusions
Task scheduleTask and frequency by areaSeparates daily appearance from periodic detail
AccessKeys, fobs, hours, alarms and contactsProtects security and service continuity
SuppliesProducts, equipment and storage responsibilityAvoids day-one assumptions
InspectionWho checks what and how oftenCreates an observable service standard
ExceptionsSpills, sharps, leaks, pests, biohazards and damageRoutes non-routine conditions safely

Scope by resident journey

Follow the path from the street to the suite door.

The most visible experience is usually a sequence: entrance glass and mats, lobby, mail area, elevator or stairs, corridor and shared amenities.

01

Arrival zones

Define floors, mats, reachable glass, door surfaces, ledges and seasonal water or grit control at every public entrance.

02

Vertical circulation

Name elevator interiors, buttons, tracks that are safely reachable, stair rails, landings and the frequency needed for actual resident traffic.

03

Amenities and shared rooms

Specify washrooms, gyms, lounges, offices, guest suites or meeting spaces individually; each has different use, products and reset expectations.

04

Waste and service areas

Separate routine reachable cleaning from bulky-item handling, pest response, hazardous waste and building-maintenance work.

Price the actual strata—not the label.Send the area inventory, desired frequency, access method and site contact so NearMe can confirm whether the property fits its commercial scope.

Governance that survives staff changes

Keep the property standard in the contract—not in one person's memory.

The strata council, property manager and cleaning provider need a durable record of the service being purchased and the person authorized to change it.

01

Name the decision makers

Identify the authorized contact for schedule, access, complaints, additional work and emergency escalation.

02

Use a dated site brief

Record the property, included areas, approved products, storage, equipment, frequency and any building-specific restrictions.

03

Review observable outcomes

Track repeat soil, missed areas, supply issues and resident complaints against the written scope before changing frequency or provider.

Residential unit versus common property

Do not merge two different customer and access systems.

Strata common-area cleaning is a commercial property scope. Private-unit house cleaning is booked by the resident for the dwelling. Keep consent, keys, invoices and service standards separate.

01

Common property

The strata corporation or authorized manager defines the building spaces, schedule and access.

02

Private homes

The resident chooses the home-cleaning service, provides unit access and receives the applicable house-cleaning checklist.

03

Turnover or restoration

Vacant-unit turnover, construction dust, carpet extraction, exterior windows or remediation may require separate scopes or specialist providers.

NearMe customer evidence

The result is only useful when the service around it works too.

“Prices are reasonable. Good cleaners and they provide their own supplies. You only need to supply your ow vacuum, mop, broom, etc. We initially got a cleaner who didn’t meet our standards, but they were able to send a better one after. Responsive with requests/inquiries. Had a couple of booking changes, but was able to correct within reason. Overall, good service!”

Questions before you decide

Frequently asked questions

Clear answers to the questions customers ask before choosing a service, schedule or cleaning company.

The included work depends on the property contract. A useful scope names each common area, the tasks performed there, the frequency, products or equipment, access and the inspection standard.
